She is bilingual / bicultural and comes from a migrant farm-worker family and a family of farmers.  She studied sociology at Portland State and worked in social work for a few years before making a sharp change of direction and venturing into the mortgage industry. Her background in social work laid the foundation for her approach working with clients today.  Educating & helping people to achieve home-ownership.  She has two children that have grown into cool adults! When she’s not outdoors kayaking, hiking or biking, she might be home working on household projects or planning her next adventure.  Mikki loves to travel and see the world.

Kasia is our newest addition to our Mortgage Cafe family! She has been in the mortgage and real estate industry since 2001, helping families with all their needs necessary to achieve their home ownership dream. Born in Poland, and growing up in Spain and the US, she is fluent in Spanish, English and Polish! Kasia has moved back to the PNW from the Chicago area recently, having lived in the Portland are for 10+ years previously. PRE-APPROVAL

We take your full loan application, collect your income and asset documentation, and obtain your credit score & history. This allows us to determine what loan type and loan amount you may qualify for.

SHOPPING

Once you’re pre-approved and know your budget, you’ll work with a realtor to view homes in your price range until you find the right one and write up an offer!

PURCHASE CONTRACT

Your realtor will help you write an offer on a home and negotiate a purchase contract outlining the terms of your purchase. If the seller accepts your offer, we get started on your loan.

INSPECTION

It’s recommended to have a home inspector look over the house for potential issues/ upcoming repairs. The inspection results won’t be part of the loan process, but can help you negotiate with the seller or walk away.

APPRAISAL

An appraiser inspects the home, looks up data about the property, and compares the home to other similar houses in the area that have sold recently. The appraiser then calculates the market value of the home.

UNDERWRITING

An underwriter looks thoroughly through all of your documentation, reviewing Credit, Capacity, and Collateral. Their job is to measure risk and determine your Ability to Repay the money you’re borrowing.

CONDITIONS

The underwriter will provide a list of conditions to be met for final loan approval. It will include a satisfactory appraisal, locked interest rate, homeowner’s insurance & any questions the underwriter has.

SIGNING & KEYS

After final loan approval, you’ll review the Closing Disclosure and then sign your loan documents. Funds are exchanged, your new property deed is recorded with the county and you get keys to your new home!

FHA

A great option for first-time home-buyers! With low down payment options starting at 3.5%, this program offers a lot of flexibility. These loans are backed by the Federal Housing Administration, and offer more lenient guidelines and ratios than many other programs.

Conventional

Your basic, common loan type. Conventional loans are not insured by any government entity, and they fit stricter guidelines set forth by Fannie Mae and Freddie Mac. These are the most “cookie-cutter” loans and are bought by large investors and banks on the secondary market. For buyers who are able to put more down, these loans are often the best option, but there are smaller down payment options as well. Lower loan-to-value ratios do not require mortgage insurance, which can make them an appealing product.

VA & USDA

Both of these loans are often available with no down payment necessary! VA loans are for Veterans only. For qualifying US Veterans, this is an excellent option that requires little or no money down. To find out if you qualify, contact us!

USDA loans are another government guaranteed loan through the United States Department of Agriculture. This program is only available in some areas, and only certain properties qualify. There are also requirements the buyer must meet and a maximum income cap.

Renovation

When your dream home and your dream budget don’t overlap… Renovation loans can be an excellent option for financing a fixer-upper and turning into the home you’re looking for! There are a lot of pieces and steps to go through with this product, and they do take a bit longer to close than other loans, but they can be an excellent option to find a diamond in the rough and invest some sweat equity!
